Sellify may display estimated property values, market trends, rental estimates, hosting income projections, renovation return estimates, refinancing opportunities, equity calculations, Opportunity Scores, forecasts and projections.
All such information is provided for convenience only, based on available data, assumptions, algorithms, or third-party sources, and may contain errors, omissions, delays, or inaccuracies. It does not guarantee future performance or outcomes.
Real estate markets fluctuate and actual results may differ materially from estimates shown on the Platform. Users acknowledge that all decisions are made at their own risk. Listing information, market data, and estimates should always be independently verified.

Opportunity Score & AI Recommendations
Sellify may provide AI-powered recommendations or proprietary scoring systems intended to help users evaluate potential opportunities related to selling, holding, renting, hosting, renovating, or refinancing.
These recommendations are informational only and should not be relied upon as guarantees or professional advice. Sellify does not guarantee financial gains, appreciation, rental income, savings, tax benefits, or market timing accuracy. AI-generated insights may be incomplete, inaccurate, or unsuitable for a user's circumstances.
Section 07
Instant Offer Feature
Sellify may offer features that allow users to initiate, request, or explore submitting offers on properties ("Instant Offer"). By using Instant Offer, users acknowledge and agree that:
- An offer request does not constitute a legally binding agreement
- No offer is automatically submitted to a seller or listing brokerage
- Licensed professionals may review submissions before any offer is prepared or delivered
- Additional documentation or verification may be required
- Sellify may reject, delay, or refuse any request at its discretion
Real estate agreements in Ontario and Canada generally require proper written contracts and legal compliance. Sellify does not guarantee acceptance of offers, transaction completion, successful negotiations, or property availability.

Professional Services & Third Parties
The Platform may connect users with independent third-party professionals including realtors, mortgage brokers, lawyers, contractors, inspectors, designers, photographers, tradespeople, and financial professionals.
Sellify does not guarantee the quality of services, guarantee licensing status at all times, supervise third-party work, endorse specific providers, or guarantee timelines, pricing, or outcomes. Users are solely responsible for conducting their own due diligence before engaging any third-party provider.

User Accounts
Certain features may require account registration. Users agree to maintain accurate account information, keep login credentials confidential, notify Sellify of unauthorized access, and accept responsibility for activity occurring under their account. Sellify reserves the right to suspend, restrict, or terminate accounts at any time.
Section 10
Acceptable Use
You agree not to use the Platform unlawfully, misrepresent your identity, submit false information, interfere with Platform functionality, attempt unauthorized access to systems or data, use automated scraping tools or bots, copy or exploit Platform content without permission, or upload malicious code or harmful material.
Unauthorized scraping, data extraction, or reproduction of Platform content is strictly prohibited.
Section 11
Intellectual Property
All content, features, functionality, branding, designs, software, graphics, logos, and materials available through Sellify are owned by or licensed to Sellify and protected by applicable intellectual property laws.
Users may not reproduce, republish, distribute, reverse engineer, modify, exploit, or commercialize any part of the Platform without prior written consent.
Section 12
Privacy
Use of the Platform is subject to Sellify's Privacy Policy. By using Sellify, users consent to the collection, storage, and use of information in accordance with applicable privacy laws and the Privacy Policy.

Data Sources & Accuracy
Sellify may rely on public records, MLS® data where permitted, third-party APIs, user-submitted information, market feeds, government sources, and automated systems.
Sellify does not guarantee the accuracy, completeness, timeliness, or reliability of any data displayed on the Platform. Information may be delayed, outdated, incomplete, or inaccurate.
Section 14
Beta Features
From time to time, Sellify may release experimental or beta features. Beta features may contain bugs or errors, may change or be discontinued without notice, and are provided "as is" without warranties of any kind. Users participate in beta testing at their own risk. Any feedback provided may be used by Sellify without compensation or obligation.
Section 15
Disclaimer of Warranties
The Platform and all content are provided on an "as is" and "as available" basis. Sellify makes no warranties or representations regarding accuracy, reliability, availability, suitability, security, completeness, or fitness for a particular purpose.
To the fullest extent permitted by law, Sellify disclaims all warranties, whether express or implied.
Section 16
Limitation of Liability
To the fullest extent permitted by law, Sellify and its affiliates, officers, employees, contractors, licensors, partners, and agents shall not be liable for indirect damages, consequential damages, financial losses, lost profits, lost opportunities, data loss, real estate losses, market losses, transaction failures, or reliance on estimates or recommendations.
Use of the Platform is entirely at the user's own risk.
Section 17
Indemnification
You agree to indemnify and hold harmless Sellify and its affiliates from any claims, liabilities, damages, losses, expenses, or legal fees arising from your use of the Platform, violation of these Terms, violation of laws or regulations, user content or submissions, or disputes with third parties.
Section 18
Suspension & Termination
Sellify reserves the right to suspend, restrict, or terminate access to the Platform at any time, without notice or liability, for any reason, including violations of these Terms.
Section 19
Governing Law
These Terms shall be governed by and interpreted in accordance with the laws of the Province of Ontario and the applicable federal laws of Canada. Any disputes relating to these Terms or the Platform shall be subject to the exclusive jurisdiction of the courts of Ontario, Canada.
Section 20
Severability
If any provision of these Terms is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Entire Agreement
These Terms constitute the entire agreement between the user and Sellify regarding use of the Platform and supersede all prior understandings or agreements relating to the Platform.
